What Southwest Florida does to an air conditioner
A system in Cape Coral can run more hours in a year than a northern system runs in two or three. That run time, plus humidity and salt air, is why we recommend maintenance twice a year here.
Algae in the condensate drain
An AC pulls gallons of water out of Florida air every day. That warm, wet drain line grows algae and sludge, and a clog is the most common reason a system shuts itself off or leaks into the house. We flush and treat the line and test the float switch.
Salt air on the outdoor coil
Gulf air leaves salt on the condenser fins, which corrodes the coil and makes it harder for the system to shed heat. We clean the coil and check for early corrosion, especially on homes near canals and the river.
Irrigation spray
Sprinkler heads that hit the outdoor unit leave mineral and chemical residue on the coil. If yours does, a small adjustment to the head can add years to the coil.
Wear on electrical parts
Capacitors and contactors wear fastest under constant summer cycling. Testing them in spring catches the cheap part before it fails on the hottest day of the year.
What you can do yourself
Change the filter on schedule
Every 30 to 90 days depending on the filter, pets, and dust. A clogged filter is the leading cause of frozen coils.
Keep the outdoor unit clear
Leave about two feet of space around it. Trim plants and keep lawn clippings and mulch off the coil.
Watch the drain
If you see water in the pan under the air handler or near the drain line, call before it reaches the float switch or the floor.
Notice changes early
Longer run times, new noises, or a jump in the electric bill are worth a call before peak season, not after.
